The House Next Door

 


Most of you will remember this house next door from a prior post because of the ORANGE door. The House has been on the market since 2020. 
March 2020, renters stopped paying rent because the govt said they could.
Sold as Bank Foreclosure March 2021 for 132,100
Renters refused to move, for 4 months, then rented it to homeless people and moved out.
The new owner finally got them evicted a year later and in March 2021
started renovating to flip it.
On Market for 336,000 and on 2nd day gets full offer.
Off market for months and the deal fell through
March 2022 it sells for 415.00 to another investor remodeling company and has sat empty for 1 year 8 months since the foreclosure and is still empty.
New Roof, new AC, new appliances, new water heater.

The SAGA continued when 
Two weeks ago, workers started again and have been there since.
All day every day for 2 weeks all day.

Good news is they painted the orange door a deep burgundy, and it looks much better.



yesterday I checked the public records to see what is going on.

Sold AGAIN! $402,000, less than the last time
Seems they deducted the cost of the AC and the Roof from the last sale price.
HERE IS THE KICKER
Now it is listed as a RENTAL Property and owned by a Rental/Leasing LLC
listed as a SECRET LLC out of Arizona and now listed with a local rental company.

Available for lease on Nov 28th for
$2700.00 per month, for $17.00 per month it is a Smart Home, dogs/cats allowed for more dollars per month.
LET THE FRETTING BEGIN! 
It is already swirling in my brain who/what/when/how many.
The rental across the street is ONLY 1800 a month and has SIX adults and 6 cars living there

Can you guess how many scenarios I can come up with?

Good grief! I would like to know just what is wrong with this house. Looks great from the outside. But something is just not right with any of this.

That is a worry. Wondering who your neighbours will be. It looks a nice house and much cheaper than what we have to pay for a house.

sometimes houses have bad vibrations... we have such houses here too... one is the split house... it has the third owners who are divorced now... but we are glad for the red door... if the next owner is mick jagger he will paint the red door black... we bet... like in that song LOL

Rental is high!!! Much cheaper in Texas. The saying goes "you get what you pay for"

First of all I'm glad they painted that door. I didn't like the orange. Second that is so sad, all that money going into it and it sits empty. That is a crazy amount though. Property prices are way cheaper here and even though rent is as much or even more that some mortgage payments, it's still way less than the $1,800 . I can't imagine paying $2700 a month for rent.

I do like the new door color. It is sad they will be renting out the home, but the rent amount is very high. I just hope your new neighbors will be nice.

Hmmm... apart from thinking that is more pillar box red than burgundy, I sympathise with your woes of wondering. Though at that cost, you might hope that some executive types would rent - or retirees like yourself. Will keep fingers crossed for you. YAM xx

This is what I have been waiting for, some news about the house next door. The rent is very high, so it may be empty for a while yet. I like the new colour of the door, but apart from the rent there may be another reason that is putting off renters.

Oh yeah, and now my own mind is turning. On the bright side, considering that kind of $$$ exchanging hands your new neighbors might be mature professional-type folks. Throw in dog lovers, too. (Cross fingers!)

PS - I don't know what's going on with real estate. Our market has cooled considerably, and I fret for my son and DIL. They've slashed the price of their home AGAIN (+ reduced the acreage); and at their request I shared the listing on my FB page.

It's interesting that you can find out so much about a house in your neighbourhood from online public records. Observing the comings and goings of trades people working on a nearby house and knowing you'll eventually get new neighbours gets the imagination going too.

I just hate situations like the one you are in now. I would fret too. I'm kind of hoping that if someone rents it at $2,700, they would have to have a good job and be responsible. Or there could be more of them, but let's not go there. And I'm impressed, once again, by your online research skills.

We are hearing more and more about folks from out of state and beyond buying property. Renting it for ridiculous prices. I like the new front door color.

Yikes...more Blog Fodder and sleepless nights for you, my dear friend.
That's a lot of monthly rent. Hopefully some one stable will jump at it and keep it up.

I know that kind of house/neighbor issue too...sometimes you score and other times you do not. We had wonderful neighbors across the street, but now its sold and even after a few months, I can tell, they are not anything like the former owners...sigh...at least the houses next to us have pretty good and decent peeps living there.

Hope your worries will be abated and that you might even score good renters there.

flipping houses is common here in New Zealand - but also "ghost houses" which are bought to be as a land bank, not going to be lived in, other than the lawns cared for. Some suburbs worse than others....
